Managing a rental from another country is harder than it looks. STRATOS closes the gap between "I own a property in Tbilisi" and "rent shows up in my account," so you don't have to think about what happens in between.
There are five distinct jobs involved, and we take all of them: finding and screening a tenant, preparing the lease and overseeing the signing, inspecting the property, coordinating repairs, and making sure rent gets paid on time. We treat every property as if it were our own, because we're investors in Tbilisi too, and we manage yours with the same care we bring to ours.

Finding the right tenant
We market the property, screen applicants, and coordinate the lease signing, you sign remotely, and we finalize it in person with the tenant.
Inspections
Regular check-ins
We inspect periodically to confirm the property is kept in the agreed condition, and to catch small maintenance issues while they're still small and cheap to fix.
Maintenance
Repairs, end to end
When something breaks, we arrange the repairman, supervise the work, and confirm the tenant is satisfied before closing the issue, so you never take that call from another time zone.
Rent follow-up
Getting paid on time
Rent is paid directly into your account by the tenant. We make sure it happens on schedule, following up the moment a payment is late.
Communication
The tenant's point of contact
All day-to-day communication runs through us, not you. A tenant with a responsive manager takes better care of the property and stays longer, which is why most of ours renew.

You do nothing. Rent still arrives.

Long-term only, typically 6 to 12 month leases. We don't offer short-term or nightly rental management.

We can take over with an existing tenant in place. The current lease terms carry over, and we begin handling inspections, maintenance, and rent follow-up from the takeover date.
How does rent get paid?
Directly into your account by the tenant each month. We follow up if a payment is late and handle it directly if there's ever an issue.
Do I need to be in Georgia to use this service?
No. This service is built for owners who aren't on site. We handle everything remotely on your behalf.
